got Youve got mold. It may take weekly washing if patio doesn't get enough Sun, especially if surface is rough and traps water. You might try one of the exterior house cleaners that contain a mold inhibitor though rain will cut its life short. Also try laying down a pasty mix of TSP and vinegar, let sit, then power wash off. Also if possible use large fans to dry surface when it's not raining!

Is this a wood deck or concrete?

Yes, sounds like black mold to me and you do not want this on your feet, hands, or anywhere. Vinegar kills the mold, the shade from not being in the sun creates it all over again. Trees inhibiting the sun from shining there? Something to think about...getting the area back into the sunshine!

Bleach will get rid of it, but don't know if you have plants that might be affected.

You might want to mix up a batch of my go-to solution for many problems. We have NO shade on our patio so I had to work out a different problem. Just do this: 1/2 ga of vinegar, 1/4 cup of Dawn original, and 14 cup of salt. Put it all in a gallon sprayer, shake it up frequently and spray it on. Let it set, test a spot, and if still black, put on more. Be careful as you wash off. This solution is also a GREAT weed killer. Good luck!

I agree on the bleach treatment, I used it after a bad storm when I found black mold in my garage, later I found out from an inspector that was the exact thing to do.
