Does anyone know what could be causing the leaves on my Mandevilla to turn yellow and the flowers die?

Its been in the same spot for over a year and has always done great. I don't see any bugs on it, but I did spray it with Ortho Flower & Rose insect spray, but it hasn't helped.

    From another in PSL: I was actually thinking it might be getting too much water! Or too much reflected Sun from white walls behind it. I inherited one in the house I bought last summer. It was doing well but our cold weather zapped it. Starting to come back finally. I'm going to put some compost around it and trim the stems that aren't recovering. Mine is up against a white galvanized fence and I think it gets too hot also.

    Give us a closeup of a leaf. Different problems cause different patterns of yellowing.
