We moved into this home which I really love except for the fact when I went to go get cobwebs down from around the fireplace there is debris that wants to fall...is there a sealant or anything I can use to stop this from happening?

Brush it down well and hand spray with masonry sealant if it is brick.

Don't use the fireplace! There could be a fire danger and potential loss of your home. Have a chimney sweep do an inspection. From a concerned Fire Chief

Either you have a blocked chimney with leaves, twigs or other debris. Or you could possibly have loose brick mortar. Hope for the first.

Get a chimney sweep to come out and do an inspection and cleaning. It cost us less than $120 in NE Florid to have it done. Ours had not been done in over 10 years (since before we moved in!) and the peace of mind was well worth it. Turns out that our chimney (circa 1939) was in great shape, just crud had built up.
