    Flooring Solutions BUT they are not the cheapest but are very reputable. Did my Living/Dining room floors. Was very satisfied with their customer service. They have been around a long time too.

    BTW...there is no such thing as a Dustless refinish process ( at least any type of process that involves sanding...some are better than other but nothing collects all of it.

    I just had glue down hardwood installed, but I'm in Vegas. I paid $2/sf install price, but I'm a Contractor and he was one of my subs doing my personal house, so I got a price break. His normal install is $2.75 - $3.00/sf for hardwood install. Not sure if that will help you for the Atlanta area for pricing that is within area standards, and my sub didn't have to move furniture or demo existing floor. Industry standard for estimating is normally $3.00 - $4.00 sf.

    Leslie D. Those prices are for "pre-finished" and just the labor? Around here, that is about the same..3 to 4 for labor on the install...if the floor is a "sand in place" that goes up another few bucks for the sanding and finish work. Then of course there is the material cost itself.

    This will be a new hardwood install and then a sand and refinish so all the floors will match. $$$ Really dread the mess, but this is long overdue!

    Yes, KMS, that was for pre-finished,, and was just the labor. My material cost was another $4.00/sf with my Contractor discount. I should have clarified. Thanks!

  • If you are trying to match to existing floors, the key isn't price...it's workmanship. The furniture move is a headache and most contractors won't touch it for liability reasons...which often means you need movers. Back when we were flipping 20 to 40 homes a month, Peach Designs handled all of our hardwoods without a hick-up. We've have referred them to residential clients for years so they could go direct and save our mark-up...and again, flawless work without an issue. Always ask potential contractors about their process and what materials by BRAND that they use. Just like with anything else, there are cheaper stains and poly. Also pay for the 3rd coat of poly....for some reason it adds an exponential wear layer to the floor that I've never been able to explain. As KMS noted there is no such thing as dustless on a wood sanding job. There are a couple of local vendors touting a Swedish refinishing process that doesn't involve sanding. It's not what you want and the finish doesn't hold up that well but is perfect for a home getting prepped for sale.

    Thanks for the great post!! A friend of ours recommended Peach Designs also at 440-683-0348? Is the same company you are recommending? We don't intend to do any of the dustless sanding or the other finishing that is now advertised. We have beautiful 20-yr oak floors and hope to get two other rooms to match them. They really need refinishing no matter what!!
