Home inspection question

Kevin M. Veler, Law Office of on Mar 13, 2012While I can't really comment specifically as a general matter it is wise to do detailed inspections. You don't mention the age of the home, the potential drain issues and what all the concerns are but BEFORE you buy is the best time to spend a small amount to be sure you are not buying into thosands of dollars to fix a problem later that could mean tearing up concrete and floors and dealing with a variety of potential issue. The cost of a good inspector may not be larger but generally the cost of repair is going to be a major expense.Helpful Reply

KMS Woodworks on Mar 13, 2012The layout of the home...plumbing runs...distance to septic and or city sewer tie points...landscaping issues ( aka...tree roots) all of these factors will come into play. building in the homes paper work should be some details on the sewer connections and / or septic field locations...these should be available for any detailed "inspection" as well.Helpful Reply

Mika W on Mar 13, 2012Thank you both. The home is 60 years old, recently remodeled. My agent said the slab foundation is the reason I should get a drain/plumbing inspection. I should clarify that we are in escrow so we have not closed on the house and have 10 days for inspection.Helpful Reply

KMS Woodworks on Mar 13, 2012The inspection should use a "bore-scope" this is a tiny video camera on a special cable that is pushed down the pipe. In many of these cases you can get a "recording" of this as well. Any thing less than a "visual" inspection like this is speculative.Helpful Reply
