It's a large room with three walls of nice varnished wood which we want to keep and paint light where we can still see the wood details.

Sand the stain off then paint.
Mine was a hardwood floor which I painted because it got pretty messed up during remodeling. Wanted to try the idea with chalk paint. After a good cleaning I primed the mixed 2 c paint, 2 c plaster of paris 2 c water. Mix very well and taped baseboard edges. Used a brush to cut in then a roller for most of floor. Overlapped wet edges of paint until complete. It looked beautiful when done. Several coats of clear coat are required. I suggest a waterbased poly for the top coat for floor finish. I used an oil poly and hated the smell which never went away plus gave a yellow tint to the gray floor. After I had a floating LVP floor installed on top. Finally the smell is gone. Hope this helps.
