Home warranties: recommenations or warnings from customers?
Looking to get recommendations from actual customers for home warranty companies. I've heard horror stories but am trying to avoid those companies. Have 2 rental units, and may be looking at a 3rd, but want them to actually do what's promised in the glossy ads. Also made the mistake of filling out a request and they called relentlessly. None list SPECIFICALLY what they cover, which makes me suspicious. I realize there are different levels of coverage, but would like to hear what folks have to say that have gone before me.

Are you asking about Warranties on New Home Builds? It is usually the Builder that offers warranties on new builds. You are considering purchasing a third unit for the purpose of renting it out?
If you are continuing to be bothered by a company that you do not want to have any contact with any longer, either put a block on your phone on their number, or put a filter on their email, so that their emails will no longer go into your inbox.
Hi, I'm asking about warranties on existing homes, not new home builds.
I've purchased homes where the seller offered home warranties and they just don't cover much, don't do much, they've always found ways to not come out when called, it's easy to go over your limit of calls, they're shifty about deductibles/what's owed/additional fees. Personally I think they're a gigantic waste of money and cause more problems than they're worth as they pretty much don't cover anything. But that's just my personal opinion.
Why Becky, how do you REALLY feel? Haha! I understand, I've heard more negative things than good, but trying to manage rentals remotely, I'm looking for a workable solution. Thank you for your input. It's right on with what I've heard before. Surely somebody can get it right!
