KMS Woodworks on Apr 17, 2013is the chain The proper length? I have fixed some for some clients where it was left too long and it would get caught under the flapper. You also need to be sure the float is adjusted properly so the water level stops before it reaches the top of the over flow tube. this is a more common problem than the flapper.Helpful Reply

Woodbridge Environmental Tiptophouse.com on Apr 17, 2013If the fitting that the rubber flapper seals against or the flapper is not in the proper position or has moved sense you installed it the flapper will not seal properly. It is critical that the flapper lays flat when its closed and not at an angle from the pivot point when its closed. Also on the chain part. If it is to short also when you flush the handle you can be putting to much pressure on the flapper causing it to go out of alignment. So the chain needs to be just right. To long it hangs up the flapper, to short is causes it to become misaligned. My guess its to short.Helpful Reply

Woodbridge Environmental Tiptophouse.com on Apr 18, 2013Kathy, that is the point of my post also. They are not all the same. Although they all tend to fit, each manufacture has their own that work much better. like a car, you can get aftermarket parts, or the manufacture parts. Both look the same, but the original equipment always works best.Helpful Reply

KMS Woodworks on Apr 18, 2013I have also swapped out just the "tank" part . I have seen tanks for about 40 bucks but the better one are about 60 to 70.
