If he smells it and you don't, have him search for it where he smells it the strongest. If it is in carpeting, spray it well with straight vinegar, it may be down in the padding. Vinegar is really good for taking out the cat urine out of anything that it doesn't harm. Cats can be sneaky, you never know if they aren't using the litter box until you start smelling it. Heat and higher humidity does make the smell come out more. Good luck finding where it is coming from! It is not always easy!
I've used a "black light flashlight" from Petsmart to help find areas where my cat may have gone, without me knowing it. Really helps because it will illuminate the cat urine. Hope this helps you!! :)
Servicemaster used a product called Urine-X in my home completely eliminating the cat urine odor.
First off, do you own a cat? If not, this could be from a previous resident. In that case try carpet cleaning as per the previous responses. Now some odd spots to check. We had a cat with undiagnosed kidney disease. He started using one of our large planters in the living room. It took us forever to figure it out. We kept checking the carpet and finding nothing. I have also had cats that would pee in the shower/tub if the litter box wasn't available. In a little used shower, the urine could build up in the elbow joint and smell. Good luck. I'm one of those people who can smell trace urine smells while my spouse does not.
