A 55 + community we are concerned with the resale. Planning on remodeling the master bath and would like to remove the useless soaker tub.

If there is only the soaker tub and no shower, then make it into a double shower. If however, you have a shower already, but it's small, expand the shower (with massage jets. The best thing ever!) but add a smaller tub.

Don't forget to do built-in tiled seats in your new shower. Best thing ever!

walk - in showers are very popular now --- and great for older folks ... check with a realtor in your area that is familiar with this community and see what is hot or what is not ... real estate markets are not the same nationwide

I put in a large shower where the tub was and added a seat in the back. I am a senior and I like it a lot better than trying to get over the side of a tub.

Many seniors, like us, do not use a tub... and we recently replaced a tub/shower combo... with a low threshold (4 inch) walk in shower.... much safer than trying to climb in or out of the high sided tub. We plan on replacing the remaining tub/showers with just showers.... but... we will leave room in the master bath for a tub... if we ever sell the house.... but we are not in a 55+ community.
