If you are staining do that first. There are 2 I like. No 1: Varathane. Makes wood harder even if it was painted first. No 2: Zinzzer Bulls eye Clear Shellac. After several coats (No sanding needed) apply Clear minwax paste wax and buff. This also makes wood harder. Both finishes make whatever you put down harder. Varathane I used for kitchen cabinets-bulls eye for floor. Good luck
There is a polyurethane that is made specially for floors (I think it’s made by Minwax). I used it for a job I did a couple of years ago and it turned out great, and it still looks good today. It is really easy to use since you can apply it with a paint roller.
I use three coats of a water based polyurethane applied with a lambswool pad made for applying clear sealant. Water based does not yellow and dries fast. A roller can actually put bubbles in the finish.
