The folding stairs are probably the best option since it disappears. Normal stairs will take up a lot of room.
Regular stairs could take up a small room. Depending on how much room you have to spare, it may not work. This might help you figure out if you have room. Remember that building codes are different depending on where you live.

If your kitchen is on an outside wall you can perhaps add stairs and a doorway from the outside, and perhaps a mudroom. That's expensive but it may be something that adds to your home and gives you useable space. The fold down stairs are probably there because there's not enough room to put in a stairway. You are the only one who knows if you can steal space from somewhere to put in a staircase.
I agree, adding stairs inside the kitchen may take up a lot of room. We hung a thin rope from our access hatch, so we can easily pull the stairs down when we want to use it.
