I am definitely not one who can answer that, but I do recommend checking with your local city or county government offices to make sure you know what is and is not allowed, before proceeding. Have drawn plans, pull building permit. You will have to know the building code for your addition in your city/county. If on septic system, you will need to know if it will handle the two extra bedrooms. Start with the foundation, joists, add studs, putting King and Jack studs where needed, add rafters, roof deck, roofing material,install windows and doors, add electricity, make sure your main box can handle more, drywall ceiling and walls, install flooring, install molding.

Please be aware that a patio might not be sufficient for a foundation, and that roof lines may have to be altered. There will be multiple inspections required as work progresses. And adding rooms will increase your property taxes and insurance rates. If done properly it will also increase the value of your house. Best wishes for a beautiful addition!
