How can I clean & maintain the window tracks/sliding door tracks?

Soap and water and sometimes q-tips....other times I use a kitchen knife wrapped in a layer of cloth and run it along the dirty areas. Keep switching the cloth around on the knife to clean different areas of the tracks.

You can buy a small round brush that fits in tracks

I know this is an OLD question but someone may find additional info helpful.

We have rental property with 30 year old sliding doors and horizontaly sliding windows. I used candle wax all all of them and they all move easily and smoothly.
