Floor sealers to prevent moisture coming thru foundation?

KATHLEEN QUINLAN on Dec 26, 2014I have a place in my 2 car garage that water seeps from the floor, not when the ground is frozen, but when snow melts it comes in. I did the side foundation that shows inside and out with a foundation application. But what can stop water seeping through the floor in that one area? DO I have a spring under my garage? Nancy Culhane Hoag on Dec 26, 2014Go to Lowells or home depot and tell them your problem. They will give you just what you need. Im not sure what it is called, but you paint it on and it will put on a protection on your walls so that the water doesn't come threw. Works greatHelpful Reply

Stacy | BlakeHillHouse on Dec 27, 2014Unfortunately, if you just paint inside and don't solve the problem, the water will just seep around the paint or bubble it off the foundation. I would first check your gutters and downspouts. They should be catching most of the moisture that would land near your foundation. The next step would be to check the grading on that side of the house. You may have a low spot where the rain is pooling and then seeping into the ground. If you fix the grading, the water should flow away from your house and your foundation. The last step would be address the water via paint, but that should be done on the outside of the foundation, not the inside.Helpful Reply
