The best lawns start with seed and are usually started in the fall and given plenty of water, protected from foot traffic, and are not food sources for pests. I have started lawns from seed in the fall and then after setting the seed you spread a layer of peat moss to help lock in warmth and water so the seed can sprout and then has a nice matrix to set roots in initially. This is after aerating the soil prior to setting the seed.
