Does painting over a brick house lesson the value for re-sail?

I have wanted to paint over the brick on our house but I am not sure if it will lose value.

  • It depends on the market or how historical your home may be. I would call around and speak with a few realtors in your area and see what buyers are looking for, then make your decision.

    I would not think that painting the brick would affect your resale value. I would suggest talking to a realtor in your area for advice.

    I wouldn't think so as long as it's done well. They do it all the time on shows like Fixer Upper.

    I love it. Some buyers will love it, some will hate it. Just depends on their taste.

    Asking if it OK to paint the brick exterior of a home, is like asking if it OK to paint a wood-paneled room. I've seen Joanne & Chip Gaines paint brick exteriors on their program "fixer upper", so IMO, it's OK to paint if that's what you want to do. If you live in a neighborhood where 70% or more are all red brick, you might do well to make a statement "I'm not like all the others. I'm the exception to the rule." I've seen beautiful examples of painted brick in many different colors. I say, go for it girlfriend!


    Keep in mind that the first paint job will suck up a lot of paint. It's not an easy job and would most likely require a spray job, best done by a professional, but still doable as a DIY project. Clean surface, dry, paint. Start with the back side and if you determine you can handle it, go forth with vigor.

    I love painted brick. I have ugly burgandy red brick as my foundation and have wanted to change it for years. I've heard you can actually stain brick, and I have seen it done on HGTV many years ago. I'm still trying to find some information on it. I believe they just used the MinWax stain.
