I used Kilz, it has to dry completely, but then you can use latex paint on the piece.
I use liquid sandpaper or deglosser first. Then you can use your paint probably will take two coats depends on your color you using over dark wood.
Chalk paint will work after you clean the wood.
Some darker wood stains bleed through so I would seal it first. Then you can use chalk paint or latex paint. I use whatever sealer I have on hand. Sometimes it is sealer for chalk paint or Kilz.
Chalk paint is your answer. Other than wiping the dirt off there is no other prep needed.
