Hello Joy, As with any other painting project, start with a clean surface. Then be sure to repair any cracks, holes, etc., Use a primer made for this purpose. Then paint with an epoxy paint. Then put down a masonry sealer. It's not hard to do but requires a lot of elbow grease. Good luck.
- You have use the correct paint made specifically for concrete floors.
- You have to make sure that the floor is thoroughly cleaned and dry before beginning to apply the paint.
- If a second coat is necessary, make sure that the first coat is completely dry before starting the second coat.
You have to remove any sealer before you paint, or it must be compatible with the kind of paint your using. To see if its sealed, pour some water on a portion of the concrete with no paint on it, if it beads up - its sealed. If the water absorbs into the concrete, its not sealed. I would call the manufacturer to see why the paint failed, and tell them if its sealed.
Then I would do a moisture test to see if water is wicking into the concrete.... tape a foot square piece of plastic to the floor overnight, if its wet in the morning, it has moisture wicking from below the concrete. Ask the paint manufacturer what sealer they recommend with their paint.
What paint did you use? If your floor is wicking, you might need to use something like Dryloc.
Many concrete paint companies tell people to acid etch the floor first. Priming is not usually sufficient, especially if there is a chance of water from a sink, washer drain etc. You have to be very careful to avoid splashing the acid anywhere on you or inhaling it! It might be worth hiring someone for that part.
Epoxy paint is better.
