How to clean/polish my dingy floors?

Ok so this house I live in has flooring throughout the entire house (except the bathroom) that reminds me of hospital floors but, these ones forever look dirty any ideas?

is there a lot of old wax on the floors? Ammonia will take it off. Or you could always rent a floor scrubber.
