Have your soil tested. I had something similar happen to my oak trees a while back. I was told to test my soil (by getting a tree specialist). Turned out that way below, where the roots are, My soil had a bad fungus problem. Within 6 months after finding the problem... my oaks died. Nothing really to fix the problem, other than don’t plant trees in that general area.
