Air is the culprit to causing tarnish. Over time, any sterling silver piece exposed to air will tarnish. Sterling silver is 92.5% silver and 7.5% other metals. It's the other metals, primarily copper, that cause sterling silver to tarnish. The copper reacts to moisture and sulfur in the air, causing the tarnishing reaction.

Keep it in an anti tarnish cloth, wrapped up tight
If its table silver items, they make tarnish preventative bags to store the pieces in.
You can also use tarnish strips like these.

IF they are non-utensils (trays, etc.) If you have some hardwood floor polish (the kind in a can) a thin coat of it or beeswax (or a bit of a soya wax candle) could be rubbed over the freshly cleaned surface to retard the tarnishing process. Apply with a soft lint free cloth and polish.
