Scrub with a stiff brush and Grout Cleaner -- altho' I had good results with Chlorox CleanUp. Wash dirt up right away, then seal grout so it does not grab dirt so easily again. To seal, I put the sealer in a hair dye bottle (the kind with the pointy top) which just dispenses a slim stream into the grout lines -- less clean up off the tiles when finished. There are companies out there who do it -- not cheap! (Grout Doctor, etc.) -- but once and done would be a good investment -- my friend did it and the floor looked great again for years!!
Lysol toilet bowl cleaner in the black squirt bottle with mr clean magic eraser to clean. Once you get it clean seal the grout lines. Mop with 1 cup baking soda 1 cup white vinegar 1 Tbsp blue dawn 2 gallons hot water
