So, no, I don’t think it change your value dramatically unless you’re the only
4-bedroom in town. It will likely increase your value to have an extra bath.

No, on the contrary. If there were two homes exactly the same, one with 4 beds, only 1 bath; and the other with 3 beds, 1 bath, and one ensuite (even if it were a 3/4 bath) the second one would be worth way more. However, depending on how much of the labour you do yourself, count on spending $20-30 to have an ensuite installed.
