I'm having trouble growing gardenias lately I live in zone 10- help?

they drop buds, leaves, have tried to grow both in ground and leave in pots-no difference-they die in about a year. I used to have great success with growing them in other areas, but my yard is very sandy. they get black mold on them, aphids, leaf yellowing, they are not as hardy as they used to be in times past.
