What do I need to use seal oak trim in the bathroom?

My bathroom is all trimmed with oak. I don't know what the finish is, but many pieces has peeled or grown mildew. I want to sand and refinish them.

I would seal them with marine polyurethane. It is made to stand up to moisture that boats and other things with wood surfaces do. Sand the wood and treat it with vinegar and let it dry. That will kill any mildew spores that remain on the wood.

We have cedar log walls in our bathroom that were refurbished by sanding and sealed with a Minwax water-based polyurethane sealer. It has preformed well, we do have an bathroom exhaust fan.
