Back porch with a flat roof and sky lights leaks
We have a screened in back porch with a flat roof that leaks. We have tried caulking it and that lasted until we had 5 days of heavy rain. We would like to replace it... See more
find source of leak. if in the visible metal sheet, use matching caulking. consider brown caulking under or along shingle edges facing valley metal. there may be a clear spray
available for difficult locations.
We had a leak around one of our sky lights and fixed it by applying a 6 inch strip around it. That was over 5 years ago and still dry.
Thank you so much.
You could try Flex Steel spray or a product called Through the Roof. Both will seal the area, although Through the Roof was recommended by my neighbors roofer.
Don't use Flex Seal. It breaks down from UV sun rays. Best solution is the gently raise the shingles in the valley and liberally squeeze some rubber roofing caulk under the shingles. Stays flexible since the sheathing, flashing, and roofing move differently.
Whenever I have leak issues on my roof, I just coat it with EPDM Liquid butyl rubber and that brings a new life to my old, damaged roof for a fraction of the cost of a new roof. I also recommend that you use EPDM Liquid butyl rubber. It is a solvent based, one coat, waterproof, and long lasting sealant that provides airtight, highly insulated coating having a life expectancy of 15 to 20 years. It will fix leaks within 3-4 hours and when completely dry, you will have a smooth seamless membrane with an aesthetically pleasing look.
