We had that problem for years. When the chimney gets hot it sweats. Our chimney is cast iron which makes it worse. We had to dig a sm. ditch away from the house with a hoe to get it away from the house. also we have an opening to dip the water out of the bottom chimney because the ground is lower than the pipe into the wall. It fills up. Hope this gives you some information. We have a cap.
