De-clutter,fresh paint,kitchen and bathroom
My mom just sold her house and some of the things she was told to do was to minimize all pictures on the walls and any knick knacks. Any rooms that have a non-neutral color on walls are better repainted a neutral color. Curb appeal is important so make sure the front of the house is cleaned up. You want to be careful not to do any major updates unless necessary for passing inspection, because you won't always get your money back on major updates/remodeling. Good luck:)

kitchen is the seller of many homes, I'd put money into the cabinets and floor, declutter overall and cleanup the front door, fresh paint garage door and look at the seals to your front side door.
In addition to the above hints, delivered the closets. Take out as much as possible so the are clean and organized. People want storage space and if it is crammed full it looks much smaller.
We all know kitchens and baths sell homes. Color is key. There are a few articles online about 'which colors sell best' this year, Google it. Depersonalize/uncutter all spaces, including closets. We were told to de-clutter, put away personal items and photos, thin out the items in closets, make the curb appeal "appealing" and if you are going to do anything major it should be update kitchen and/or bathrooms. And clean, clean, clean. Have someone with fresh eyes come and look, you won't always see everything.
