White Grout Paint.
Krude Kutter and toothbrush. Was not cheap (1 gallon smallest size). Can be diluted and used for other things. Think got it at Lowe's years ago. It is what big box stores use in big machines to clean concrete floors of everything.
Grout paint is preferable but you must make sure the grout is dirt-free first, then use a grout sealer after painting.
