Make sure you have curb appeal. Make sure bushes are trimmed, beds are clean and it looks good on a first glance. Inside, minimize personal knick knacks and pictures. Make sure everything is painted neutral as much as possible. Reduce clutter. Make sure you are priced correctly based on what the current market is in your area, what are other houses selling for?
Have you had many viewings? Offer to pay buyers fee's - Reduce the Price - Leave Carpets and Curtains - Call in the experts - Sell buy Auction......etc
Clean it up. If anything needs to be trimmed, fixed, replaced or painted do it.
Check with your realtor to see what the property needs to bring it up to speed with the selling points people in your area use to sell that property. We don't have that problem here in Rochester, MN because of the people who come here to work with the Mayo Clinic and hospital systems.
