And in my area, outdoor spaces make a big impact, it is not an afterthought. A fresh coat of paint does wonders. Talk to your estate agent and see what they suggest within your budget.

    Totally agree with Naomie Baily's thoughts, above. DEPERSONALIZE as much as possible. Potential buyer's need to envision themselves/family in the space. They need to SEE the space, not family pics. Clean, clean, clean follows location, location, location. If you can afford a pre-sale inspection, it shows buyers your home was cared for, allows you opportunity to repair what could put a wrench in a sale. Buyers should also do their own inspection. When having updated/home improvements, i provided a list of specifics and who did the work should they have an issue. I could go and on. An oddity, i always place YELLOW flowering potted plants at the front door, up the stairway leading to the house, etc. For some bizzare reason it has been our lucky charm. Wish you the best for a quick, profitable sale.

    • How funny I did yellow too! What a coincidence. I have a notebook with all the manuals and warranties for everything in the house too. If I changed a faucet, I have the receipt and warranty. Also service records for all scheduled maintenance, etc. I leave a photocopy for prospective buyers so that know they are purchasing a well maintained home and the original is conveyed to the new owner. That alone has sold every house I ever put on the market.

    Most often the first offer submitted will be the best received. Unless a total insult, try to work things out. Hopefully, you will get multiples. Agents and potential buyers always know if precious offers have been submitted. If they are looking at your property, obviously something went wrong. That gives them the idea they can "low ball" you bc you lost a sale and time is ticking.

    Yes, putting a binder together is also a great idea. Selling a house is like selling a car. Put everything up front, be honest and do not give them one thing to doubt or very little to doubt/question. Some people just HAVE to find something to question. In that case, make them work for it!
