Go to a stand alone paint store to see what they recommend for your project. Ask for the one with the most covering power. I prefer Benjamin Moore paints.

Kilz or Zinnser water based primer will work fine. It is less expensive than some paint store brands. Make sure you get the water based. If you have never used primer before understand that the primer will not cover the cocoa colored paint completely and that is OK. You can put on a second coat of primer on but it may not be necessary. Your next layer of your new paint color will cover it all. I usually put on two coats of regular paint with the recommended drying time in between coats. Some people swear by paint with primer already in it but it is better to keep the primer and paint separate. https://www.thespruce.com/necessary-to-prime-before-painting-1821154

Kilz non-aroma primer is the best to use to prime a wall, then paint any color over it you need. We do not use any other brand for primer.
