Can I use a mop-on sealer on a mobile homes?

    Hi Laine, is the ceiling leaking or what area of the home?

    Hello Laine! These two articles suggest that applying a mobile home roof sealer is not a solution for a leaking roof. It can repair small holes/leaks but that may only be temporary.

    And I quote: Before you can proceed to the sealant, you will need to repair holes in the roof. The best way to do this is to use a waterproof external caulk, which can be bought from local home improvement and hardware stores. You should also try to ensure that the roof is screwed down properly. Tighten any loose screws using your screwdriver, or hammer them down if there are loose nails. Leave the roof to dry completely before you add the sealant.

    I hope you can climb up on the roof carefully and see if there is something obvious you can repair before you apply a sealant.

    If you are talking about the roof, there is a product called cool sealant. It's a roof coating and is designed to seal and prevent leaks. It should take care of the problem.

    Those roof coatings aren't designed to help where there is pooling water. They are more of a preventive measure than a repair. There's a tape product called Eternabond that works very well for emergency repairs and Henry wet patch is effective, but it's important to find the source of the leak. Water will run along a surface, so the actual penetration could be several feet from the interior leak.

    Do you mean for the roof? My mom used to apply a sealer/insulation material every year to the roof of her flat-top home. She used this product and it says in the specifications it's for waterproofing. https://fave.co/2M8V8ro However, it's possible that the leak is coming from the facia board and following the path into the house. Especially if it freezes where you live, ice dams can do this.

    They make special sealers for mobile home roofs. I've seen it in Home Depot and Lowe's. It is brushed on and needs to be redone every couple of years. It is due to the seams in the roof. Heat block and Jet Coat are two brands I remember.

    Mobile homes usually are replaced in the summer, its a rubberized roof with a specialty glue. Around here they use blue tarps in the rainy season if a leak happens, or they build a free-standing pole barn roof over the whole home and either use polycarbonite panels for roofing or good old fashioned asphalt shingles.
