Is he at ground level? Does he have a patio? Railing? Does he have permission from the landlord? IN WRITING? A photo would help.

You need the landlord's permission to attach anything to the building. And once attached the sail could become the landlord's property. Here is a link with info on attaching to a building as well as installing poles to hold the sail. http://backyardcity.com/Shade-Sails/Shade-Sails-Installation.htm

Poles should be 12-foot pressure treated wood. You can use 4x4s or round posts of similar size. Ideally the poles should be set a minimum of 4' deep in concrete. Set two poles 6" deeper so rain runs off rather than pooling in the middle of the tarp if it's made of canvas. There are other shade sails made of shade cloth that give protection from sun but allow rain through. The tarp should not hang lower than 7' from the ground.

Just an fyi, unless you take them down when not using them they can become sails and fly off. It's amazing how even 20 mph winds will pick up tents and awnings. You are liable if blow off and drag poles with it and hits cars, breaks windows, etc.
