It sounds like a fungal infection- make sure to cut off the affected leaves to keep it from spreading. Once you've removed the harmed foliage- spray fungicide to stop it from developing elsewhere- good luck!
Use a systemic fungicide so the entire tree gets the proper treatment needed.
