How can we make our no frills modest home sellable?

We have a small home 980 sq ft, not including the finished basement, on 3/4 acre . In the past 3 years the heat pump , duct work, bathroom, and roof has been replaced, we are in the process of putting in all new carpet/ flooring throughout. No garage,but 2 nice sheds. This is a basic no frills home(32 yrs old) by that I mean that there are no fancy ammenaties like granite countertops, touchless faucets, rain shower fixture. The appliances are 10 yrs old.

    Clean, clean, clean. I think there is nothing more appealing to a buyer than a sparkling clean, organized home. The fridge and the stove and oven should be spotless. Paint the basement if it is old. Nothing sells a home faster than the illusion that if you live there, you'll be clean and organized!

      Clean no clutter, no oversized furnitur. If something is broken Fix it.

    And don't forget about curb appeal ! Make sure whatever landscaping you have is also neat and tidy and gives off a welcoming vibe. The entrance (as well as the view from the street) is where the first impression starts and makes the buyer want to see more.

    You probably know what regulations( are in your community) in regards to additions, so after you add all the inside flooring and carpet, will the buyer be able to add a room to the side, or back of house, without building restrictions, or paying more to satisfy the property tax office  ?  If you find these answers in advance, to help them feel at ease, this will remove doubts about what they can expect before buying. This is a big seller.

    Yes clean and declutter to make it look larger. If you have bulky sofa and love seat,put sofa into storage. Same goes through out the house. Nothing on countertops except a plant,herbs smell great. Take down drapery or at least put up, shades or blinds you want a lot of light coming in and don't disregard lights,change bulbs and clean the light fixtures. If you can change out pendents do so to modernize home. Empty as much as you can from cabinets so they appear to have plenty of space, once again put into storage. Clean windows. Bedrooms can't be large so remove one dresser or both if you can and declutter closet as much as possible leave only what you need to wear to work. Put fresh new shower curtain with updated design. Do not have carpets on floor of bathroom some of us find it gross. Change toilet seat out. Fresh towels that you don't use except for showing home. Clear out fridge. It doesn't matter that appliances are ten years old as long as clean and decluttured. Plants outside in pretty pots. And power wash outside of home they see that first. Not having a garage is a negative so if you can't add even a one car garage then keep clean but don't draw attention to that area focus on front door on entrance which sets up for what's inside. Mow lawn and if you have a patio,don't have huge grill but a small sitting area is nice. Once again add planters if you already have flowers in ground and make sure bushes are trimmed. Good luck.

    Oops, make sure finished basement is legal. You don't want a lein on your house when go sell. Make sure all permits were used. Show proof.
