The most important things are these: 1).clean, clean, clean. 2) De-clutter as much as you can by getting rid of excess personal items (put in storage). 3) Make repairs and improvements to show that you take care of the house (fresh bulbs in all lamps, outdoor lights, working doorbell, working locks on all doors, patch holes in walls, working windows, etc). That is what I learned from watching HGTV!!!!! Good luck!

As someone who sold their home previously (ie not a real estate agent, just a homeowner), the first thing anyone noticed was if there was a smell, and what the flower beds looked like. If you have funky carpet I'd replace it prior to listing, just because it can make or break the way a home feels... GOOD LUCK!

  • the hardest thing to do is look at it through a new owner's eyes. That mean no clutter, enough storage, great lighting, kitchen doesn't need immediate overhaul. You can help the house smell good by putting ground cinnamon on some foil and heat It in the over for a little while.

Stage house....get rid of person items they don't allow the buyer to picture themselves there because they are distracted. Then de-clutter.
