Has anyone had any experience of Home Equity Release, good or bad?

  • See if this helps. Me, personally, I would not do it unless under an extreme circumstance, even though I have no heirs.

    I agree with Naomie. It;s a reverse motgage by another name. You give up equity in your principal residence and get either a lump sum or monthly installments in cash. You live in the property as your own. There is no repayment until you die. You must keep up the real estate taxes and homeowners insurance. If they have no heirs some people use this for supplemental income. Upon their death the property reverts to the lender. If there are heirs, they can pay the money back plus any interest to the lender and claim the property as an inheritance. I do not personally do not advise anyone to do this. There are too many unscrupulous lenders out there. If you plan to do this REALLY-REALLY educate yourself.

    Please don't do it until you take the contract to a real estate attorney to be sure it's something you can live with. We are seeing more and more elderly losing their homes because important details were not made brought to their attention. Many lenders have written clauses allowing them to reprocess properties when even one property tax or insurance payment has been made late or missed.

    You can do Cashout Refi if you just need some cash to remodel or pay down debt and it doesn’t mean you have to stay there till you die.
