Wash with Bona products or Murphy's Oil soap. Chances are they just need a bit of love.
Lemon oil is a good product to put on hardwood floors. I have very old hard wood floors that are dry, I usually mop and while still damp I mop a coating of lemon oil. I had to go to a industrial supply shop to find the lemon oil in large size.
I would sand them and then if you want to oil them instead of finish, use Rejuvenate, tung oil or teak oil on them. You can rent a belt sander at an equipment rental place and I think Home Depot has rentals too, and I would rent the smaller hand sander. This guy does a fabulous job, I like he filled the floor and cracks, and then resanded..... you can also save the sawdust and mix with resin to fill instead of using wood filler.... note this guy follows the grain of the wood which is the best method.... https://www.youtube.com/watch?v=iQmoOMxJUtA
