Plumeria
Plumeria/Frangipani/Temple Tree
looks like a frangipani tree. it will loose it's leaves in winter and has a white sap. if this plant does, be careful as the sap can burn. however, to me it also looks like it could be a locat fruit tree. not sure how it is spelt. they have a yellow small fruit, in bunches, with a large brown smooth stone inside. also the fruit has fuz like a peach that rubs off to leave smooth thin skin, yumm - spent many of my childhood days sitting up in my Grannies tree, good memories. hope it is one of these for you.
if it turn out to be a frangipani tree, they have clusters of perfumed flowers, they come in a variety of colours as well, but not a very attractive tree though. enough from me in Australia, stay safe
Looks like it might be a Rubber Tree plant.

It looks a little bit like a zebra plant but it's very hard to tell and and maybe there isn't enough read in the leaves because there is some red veining and zebra plants and the leaves look may be slightly thinner it's hard to tell
Not loquat, they have slightly fuzzier leaves. (pic below) appears to be Plumeria
