Use Roofix made by Flag - UK around the edges.....Comes in Black or Grey and maybe Red and White.
Check around the a/c unit and the vents. Just use caulking. That sealant is good for little pin holes but not much else. Wouldn't hurt to run a bead around every seam while you're up there juat in case
Need to pin point where the water is coming in or from before you can fix the problem. Like Rachel said it could be the a/c unit or water diverting from somewhere else and draining to that spot.

Hi Sally Sue, I suggest you locate a professional who seals mobile home roofs and have them access your problem. They are professionals and have likely encountered this issue before. Show them and tell them about your situation with the continuing leaks. Have them give you an estimate and be sure that they guarantee their work before having them complete the work. Not sure hoe old your home is, but many older mobile homes had a metal strip around the top that screwed in around the top with some sort of putty in it. Over time that putty will dry out. Remove the stripping , clean out old putty and reapply the putty( your should be able to find at a mobile home supply store). Replace the stripping and instead of using cool seal get the white vinyl like roof paint reseal you roof and be sure to put an extra thick coat on top to the metal strip using a brush. I bought a 1963 model mobile home and did this, it never leaked the 10 years I owned it.
Hi Sally: I would also recommend having a pro. Check out the problem. If it leaks around the edges it is pretty serious damage. I found a small leak in my rv trailer that ended up costing me a complete roof. Once it got inside the walls I started getting dry rot. All of that had to be replaced. Don't put it off, it could cause health risk. It cost me about $6000 to repair. Good luck
