Too wet soil leads to fungus. let plant dry thoroughly between watering and good drainage for soil so it can dry.remove any dead leaves,you can cut off black areas if not too bad or if really bad you may consider cutting entire plant off then repot it in clean dry soil and just let it start regrowing.Also make sure plant has strong bright light.
What kind of plant is it?
Repot in clean soil ASAP! Dump the soil from the old pot and wash the pot with pure vinegar. Rinse thoroughly and then dry in full sun for at least 3 days (because it is winter, less sun).
