Clean with TSP, lightly sand off sheen. Prime with oil based primer. Lightly sand with 220 or higher grit. Paint with 2 coats of oil based paint.

Use primer to prepare wood. Latex is best

Clean off any grease or oil (TSP works, but make sure to rinse it off too). scuff sand with 220 grit to remove any shine, an then you can paint with chalk paint and seal with waterbased poly.
