Kitchens and bathrooms, and where I live, outdoor spaces such as patios, outdoor kitchens or bars, etc. Speak with a bunch of realtors and see what they recommend for your area. A freshly painted home in a neutral color is always a plus too.

We updated out townhouse. Stick with neutral colors. Bathrooms and kitchens are the real sellers, and plenty of storage space.
Update bathrooms, pack up everything that you can so it won't be seen by potential buyers. Makes the house look less cluttered so it looks like it has more floor space. Also declutter the kitchen counters. You might consider repainting the walls a neutral color, especially if you have bedrooms that are painted loud bright colors.
