Research the better business bureau for any complaints against contractors etc.
Before purchasing any home, no matter the condition, get a proper inspection by a licensed inspector. Let that be your guide. Is it just run down looking as to cosmetic issues like paint, flooring and outdated fixtures, new landscaping or is it more serious - needs new roof, electrical, plumbing, grading issues, water intrusion, foundation problems, or a total gut job. Next do you have available funds to fix anything once the walls are opened up or come down? It is not cheap and renovating or flipping is nothing like what is depicted on tv. Check out your states Contractors License Board - generally there are many helpful hints for the consumer on the site. Always get multiple bids for each job. I would hire a General Contractor to help you through the process. If you have the money, time and patience, it is very rewarding. Good luck!
When we needed our roof done my husband went to the county Chamber of Commerce. He did an excellent job & he was still in business when we needed help with an unrelated problem. Word of mouth helps if you know someone who had the work done & can inspect their workmanship.
Unfortunately, too many are eager for your deposit while they're in the midst of multiple assignments, trying to secure the next job, and barely completing the previous one beyond functionality.
I've been burned burned before and share your concern. Please don't fall prey to believing friends & associates won't disappoint you. A written contract with benchmark dates clearly specified including incentives for 'meet by' dates may be a consideration. The best people have a waiting list and cost more, but they're reliable, ethical, and trustworthy. Always safeguard yourself and remember its business.
thank you all xo
