That is why you interview at least 3 prospective agents and compare their suggested figures, suggestions, marketing strategy. They go by comparable homes in the neighborhood or area. Most people think their "special" home is worth more than it really is. That's one of the reasons you hire a RE professional to help you make the sale.
Talk to your agent and find out why she thinks the home should sell for the price she wants to list it for.

the realtors know what the market is doing...up down sready, and will rate homes in your area for appraised worth. They will also assign it a grade...what kind of condition it’s in. Those combined will set the value of the house. if you feel your listing is not correct, talk with your agent. My place was listed as a comp. Comparable to..the listing agen didn’t know there was a separated home office area...with its own utilities. That’s the room I call quilts and crafting. Amazing how much more my place is worth.
The agent will be familar with the comparable homes in your area and what they have sold for recently. You will be required to obtain an appraisal for the home (once you get a contract) and that will determine how much your home is actually worth, and you can certainly get an appraisal before you list it for sale. It would need to be less than six months old to be valid.

Clean, clean, clean, then de-clutter, including removing all family photos, and personal objects. Get as much stuff out of the house as possible. Organize closets and reduce whatever is in them by at least half. Spruce up bathrooms, by adding fresh white or cream towels maybe a candle or two, also white or cream colored. It makes the space seem clean and refreshed. Also clean bathrooms with a toothbrush in those cracks and crevices. A fresh coat of paint in a neutral color wouldn't hurt either. In the kitchen, after deep cleaning, clear the counters, and add a bowl of lemons or oranges. Maybe a vase of fresh flowers. You can Google how to self stage your home and get a lot of information that way. Good luck.
Also, interview at least three reactors, to compete their marketing strategy, and how many homes they've sold in your area. I would get an independent appraiser, but that's just me.
Yes, interview 3 realtors - they will tell you the market value of your home. One of the 3 ways appraisers value a property is through the market value. (adjusted market value based on sold prices, replacement value and I forget the third) An appraisal is very expensive, and not really worth the money if you talk to seasoned realtors.

Yes that's true - appraisals are required the lending institution chosen by the buyer. BUT lenders have approved appraiser lists and only use appraisers from that list. The seller does not know which lender the buyer is going to use as the seller is just trying to get a selling price to list the property. The cost of an appraisal can be negotiated between buyer/seller, although the buyer many times pays for the appraisal as after the contract is signed, it does not benefit the seller to pay any appraisal costs.
