It looks like hardwood that needs sanding and refinishing. Sound right?

I would rent an oscillating sander from Home Depot, different grit sandpaper pads, A gallon of water based polyurethane. Totally refinish it
It would look wonderful refinished! Looks like a older wood floor like my son had when he redid an old house. He had to make a few repairs and had to special order the wood to make repairs as this is a size that's hard to find now. Just an FYI if you need to make repairs. You can also remove some floor from a closet too if you only have a small amount to repair.
