This sounds like it could be a structural issue. Since the insulation is getting wet, the first issue is mold. I would contact a professional to look at it.

My son will be sending some later. I don’t know what happened to all of them 😑. I don’t believe it’s a structural issue I think it probably used to be a porch or something that didn’t have anything under it. He bought it as a flip and they had to get permits and numerous inspections so I think it wouldn’t have passed inspection.

I would contact a foundation specialist company. They will normally come out at no charge and give you ideas of what can be done and estimates if they do it.

From your description, you might be able to anchor the blocks with long masonry screws. My biggest concern is the area that is getting wet. That will lead to mold & rot. If he had an inspection before purchasing, I would get them involved.

This is too important to guess about this. This needs a professional to look at and evaluate the situation.

If money is a problem perhaps your son's church could help out with labor. We belonged to a church where they came out and worked on members' homes. One of the members was a contractor and his way of giving back.

If you son is under the poverty level there are state programs (at least in Oregon) to help with home repairs. Contact your local FISH or salvation army for more info.

Perhaps family members could cover the cost of an inspection as a present or gift?

I would have a foundation company come out to at least let you know what is going on and then you could get a quote (or possible some ideas on how to fix it yourself, if that is possible).

Hi Pam I'm wondering if what you're looking at actually isn't the "foundation" per se but actually just skirting to cover up the opening along the bottom of the addition. Sounds like its a pier and beam foundation and that would just be posts that a wood "deck" would be sitting on top of... I would look into some better skirting ideas and devise a better way to attach it. That will keep critters out of the crawl space and insulating around it is always a good idea too.

Perhaps you should have a professional look at this. Taking your best guess might not be the best solution. We recently called a professional exterminator thanks to our neighbors who don't believe in taking their stuff to the dump. Sometimes the pros are the best call.

If it’s just a skirting issue, search around online for repair or replacement ideas or someone at your local home improvement store might have suggestions. You might consider having a pro come by and take a look anyway, better safe than sorry. Just because it was inspected before purchase or during construction doesn’t mean it was done correctly. There are unscrupulous inspectors out there.

Call in a few Builders and show them the problem and ask what can be done, and at what cost! Then you will know whether it is something you can tackle or your son will have to bite the bullet and get it done buy a professional.

Here are the pictures he sent yesterday. I asked him to send some from the outside but have not received them since he had already left for a trip. As you can see part of the problem is they used boards that were too narrow to screw into. That is why the plastic panels started to sag because they weren’t screwed in well. I’m thinking we need to tear all of this out, put larger boards in and put some sort of mobile home skirting on and paint
