Update the kitchen and bathrooms. When we were looking for homes, the first thing I noticed were the kitchens and bathrooms. A fresh coat of paint everywhere else is nice and freshly cleaned carpet (if any) makes a big difference. You do not have to spend a ton of money updating everything either. Look in the clearance sections at home improvement stores. Most of the time you can score a nice appliance that has a minor flaw on the exterior and pay half the price. Same goes for countertops, sinks and toilets!
Something as simple as painting cabinets or a vanity and changing the knobs can make a world of difference. Also, don't forget the front door and entrance. The smell of cookies or light cinnamon also gives a good first impression.
I just went through selling & moving & I always had a good impression of the homes that smelled good. I would use a Glade Plug In before showing our home. I think the kitchen is really important so spend time & effort there. I would always have some fresh flowers on my kitchen counter.
Declutter your house. Most of us have too many knick knacks and too much furniture. Almost every room should have half of the stuff in it moved out. Clean and organize all your cupboards, closets and storage areas. People want space, so give them that illusion. Light neutral paint will brighten up the space. Remove personal or too "specific taste" items. No theme rooms or collections. You might love your dolls or chickens but once you put your home up for sale, it isn't really yours anymore. You want it to appeal to the biggest range of people. If you have pets, remove all signs and smells of them when showing the house. No cages, food bowls, beds or scratching posts. Put out bowls of cinnamon potpourri or make cut and bake cookies before the open house. Don't neglect the outside of your house. Curb appeal is what brings people inside. A few planters with colorful flowers and new mulch around your bushes will go along way to spiff up the outside. Repair anything that is broken or unsafe. I wouldn't spend a lot to remodel a room, but you might make some inexpensive updates if needed. Finally ask a few trusted friends of different ages to walk through your house and give you feedback. Try to stay objective. I know you love your house as it is, but your goal is to sell it. If you are using a realtor, they will give you ideas for prepping your house for a quick and hopefully profitable sale. Good luck.

My ex mother in law is a real estate agent . She helped us sell our house . I should mention that she's very good at what she does . She also made all of the above mentioned suggestions except for the cookies and cinnamon . She has a bread machine that she brings to every open house . She swears by it! If you don't own one , borrow one . It's worth it .

really depends where you live...In Ohio you can get a basement ,3 bath, 5 bedroom home with detached garage on 2 acres in East Liverpool...with updated kitchen for $22,000...been on the market 2 years....I know- I inherited it
